Which guide to start with

Each guide answers a question building managers bring to the first call. If tenants are complaining by lunch, start with how often to check restrooms. If the building looks fine at 5 p.m. but rough at 7 a.m., the day porter vs. night porter guide shows which shift you’re missing.

Garage and dock problems usually surface as tenant comments about stairwells, elevator lobbies or a cluttered receiving area, and the garage and loading dock checklist covers those. If you already pay a cleaning crew and wonder why the building still slips during the day, read the guide on porters and janitorial together.

Walk your own building first

Before you request a plan, take a lap at three moments: right after opening, just after lunch and at the end of the workday. Write down what looks wrong and where. A full can at the lobby door, a breakroom counter covered in coffee rings or a restroom out of towels tells you more than any square-foot figure.

Bring those notes to the walkthrough. They point straight to the areas and hours where porter time pays off, and they keep the plan focused on what tenants actually see.

What a porter plan spells out

A good porter plan answers four questions in plain language: which hours, which areas, which tasks and in what order. It names the restrooms on each round, the trash points on each run and the times the route heads outside. It also marks what belongs to your janitorial crew so the two never overlap.

Plans change as buildings change. When tenants move, a new amenity opens or a floor fills up, the route is adjusted to match.

A few useful answers

Common questions.

Are these guides written for one kind of building?

They’re written for any busy building: office towers, campuses, medical buildings, retail centers, warehouses and apartment communities.

Where can we see porter rates for our city?

In the day porter pricing guide, which lists 2026 hourly ranges for every city we serve and works through three monthly examples.

Where should a building that's new to porter service start?

Pick the problem tenants mention most, usually restrooms or the lobby, and cover those hours first. Exterior, garage and night work can follow once the first routes settle.
