Office Buildings

What we cover.

In a multi-tenant building, the common areas are what everyone shares and what everyone notices. We set a day porter route around the lobby, elevators, restrooms and breakrooms, time trash runs around lunch, and add night porters to reset the entrances before the morning rush.

Porter services for this property

Pick the coverage you need. We’ll staff it and run it.

A day on the office route.

Morning is about the lobby. Porters straighten entry mats, wipe the glass and elevator doors and walk the ground-floor restrooms before the first wave of tenants. By mid-morning the route moves upstairs: restrooms floor by floor, breakroom counters and coffee areas, copy rooms.

Lunch brings the heaviest restroom traffic and the fullest breakroom bins, so passes tighten from about 11:30 to 1:30. Afternoons go to touch-ups and a last lobby pass before tenants head home. Night porters take the entrances from there.

Towers, lofts and office parks.

High-rise towers carry heavy lobby traffic all day. Converted loft offices have tight common areas that show wear quickly. Class A buildings, government offices and suburban office parks each set a different pace.

In every one of these settings, the property manager answers to tenants who judge the common areas first. The route reflects that: lobby and restrooms get the most attention, then elevators, breakrooms and the garage.

Getting ready for the walkthrough.

Bring a floor list with occupancy notes, the building’s busy hours, recent tenant complaints and any upcoming tours or leasing showings. Note shared amenity spaces such as conference centers or fitness rooms. With that in hand, the walkthrough turns into a route quickly, and the plan lands on the stops that matter at renewal time. Compare day and night porter roles before you decide on shifts.

What office building porter coverage costs

Office buildings buy porter coverage by the hour, and the busier the shared spaces, the more hours the route needs. Multi-tenant towers usually sit mid-band or higher, because the shared lobby, elevator cabs and ground-floor restrooms carry the most traffic, while a single-tenant building with one lobby prices lower. On 2026 published market data, office porter hours run from about $31 in Carson City and Reno to $47 in Bay Area towers, with the busiest San Francisco tower posts reaching $57.

Take a 10-story, 120,000-square-foot multi-tenant building. A day porter from 10 a.m. to 4 p.m. on weekdays works about 130 hours a month; at $40 an hour that’s $5,200. Tenant count, restrooms per floor, lobby finishes and how much glass the entrance carries move the hours, and stone lobby floors that need a daily pass add porter time. The walkthrough pins them down.

A few useful answers

Common questions.

How many porters does an office building need?

One day porter usually suits a mid-size building; a tower may need a second porter or a lunch post. We confirm it on the walkthrough.

Can porters respond to tenant requests during the day?

Yes. The porter is on the floor, so a spill or an empty dispenser gets dealt with right away.

Do you cover the parking garage too?

Yes. Garage and dock porter can be added to the same plan.

Can porters prep a floor before a leasing tour?

Yes. Tell us the time and the suite, and the porter gives the path, the restrooms and the elevator lobby an extra pass beforehand.

How do porters handle tenants on different schedules?

The route follows the earliest arrivals and the latest departures, with heavier passes on floors whose tenants keep longer hours.

Will our property management office get a certificate of insurance?

Yes. It arrives before the first shift, so your vendor file is complete on the day the porter starts.
